Project Manager
Reports to the Project Director
InSpec seeks Project Managers with demonstrated success in a Project Management capacity working on High Tech and/or Industrial Builds. Semiconductor fabrication, solar cell fabrication, high tech manufacturing, food processing or similar backgrounds.
Major Responsibilities:
The Project Manager is first-tier-responsible for the efficient operation and management of the site field office and the project itself.
- Responsible for billings and cash receipts, cost accounting and administrative personnel
- Responsible for smooth, clear, concise and timely communication with the Customer's on-site personnel to ensure coordination with design and construction.
- Responsible for ultimate performance of vendors and subcontractors through consistent and clear communications of expectations.
- Responsible for the scheduling of labor trades, material, and equipment for the most economical and expeditious construction of buildings.
- Responsible for assisting in preparation and administration of bid packages, contracts, subcontracts and purchase orders as well as tracking material deliveries to the site.
- Responsible for the direction, management and organization of all onsite personnel.
Other responsibilities include:
- Prepare, purchase and manage each subcontract.
- Ensure full compliance of all trade contractors and vendors to their contractual terms.
- Personally participate in and monitor scheduling, coordination, supervision, procurement, shop drawings, cost reviews and controls, inspections, review of the facilities and equipment required for this scope.
- Personally review all field progress in their respective areas and keep the Project Director informed of progress, delays, conflicts, and potential problem areas. The Project Manager, with the approval of the Project Director, will plan and implement all actions necessary for resolution of conflicts and problems.
- Approve contractor pay requests, maintain documentation control, meeting coordination, safety, quality assurance/quality control and project close-out for their respective management areas.
- Audit weekly progress of activities with the Site Manager and Area Managers.
- Audit contract management of the Area Manager, Contract Admin and Procurement persons.
- Direct all accounting including the processing of contractor and vendor invoicing and the compilation of monthly owner's invoices.
- Analyze contractor and vendor financial information during the selection process.
- Prepare and execute Owner, Contractor, and Vendor change orders for the project.
- Ensure that all change orders are compatible with contractual terms for the project.
- Directly manage Owner/Architect/Contractor meetings and Subcontractor coordination meetings.
Must Have:
- Ten years experience as a Project Manager or Construction Manager with 5 years on high-tech or large industrial builds
- Proven ability to handle large complex projects and manage large teams with varying layers of responsibility and seniority
- Prefer a B.S. in Construction Science, Engineering, or equivalent
- Good network within the Northwest or Southeast market
